What to have ready
You don't need everything below to start. If documents were lost, that's common — Matthew can help you figure out what can be replaced.
- County and zip code of the damaged home — this determines which declaration applies.
- The disaster declaration, if you know it — the name or number (for example, a "DR" number) from FEMA letters or news coverage.
- Whether you owned or rented — both may be eligible.
- Insurance status — whether a claim is open, settled, or not covered, and any adjuster report.
- Where you want to live — rebuild on the same lot, buy nearby, or relocate to another area or state.

What happens after you reach out
- A calm first conversation. Matthew listens to what happened, asks about your county and plans, and answers questions in plain English.
- A declaration check. Matthew checks the declaration type, designated areas, and the one-year window for your county — see current disaster areas.
- A fit check. If 203(h) may fit, you'll talk through documentation and next steps. If it doesn't, Matthew will say so and walk through alternatives such as standard FHA, 203(k) repair financing, or relief on your current mortgage.
- Pre-approval. When you're ready, you'll complete an application so Matthew can review credit, income, and assets, subject to underwriting.
- Through closing. Matthew keeps you updated through the appraisal, any post-disaster inspection, and closing.
