A FEMA Declaration for individual assistance has been issued for areas impacted by the recent wildfires in Colorado. Review the announcement below for appraisal and inspection requirements affecting properties in the impacted areas.

Announcement

A FEMA Declaration for individual assistance has been issued for areas impacted by the recent wildfires; due to the severity of the recent fire activity in Colorado, effective immediately Provident Funding will require a Disaster Area Inspection Form or 442 Completion Report for all properties located in the county and zip codes below with an appraisal dated on or prior to 6/27/2026. Furthermore, loan applications with an appraisal waiver (ACE or DU value acceptance) may be required to obtain a full appraisal inspection at our discretion.

Please note, if not using the Disaster Area Inspection Report, the 442 Completion Report form is the "1004D/442 (Completion Report)" and not the "1004D/442 (Update of Value)." Please be sure to order the correct form, which is the 1004D/442 (Completion Report).

For loans with closing documents already executed prior to this announcement, a property inspection will be ordered by Provident Funding and must be obtained prior to funding. In these instances, Provident Funding will extend rate locks at no cost as necessary.

For loans not yet signed prior to this announcement, the Disaster Area Inspection Report or 442 must be obtained before the loan is made eligible to close. Loans which were previously made eligible to close but not yet signed have been brought back to underwriting (status 60 - Approved). A revised Loan Estimate or Closing Disclosure (as applicable) reflecting an Appraisal Update/Completion/Disaster Report shall be generated. The Loan Originator is responsible for ordering the Disaster Area Inspection Report or 1004D/442 (Completion Report). Provident Funding will not cover rate lock extensions in these cases.
